Home Loan Eligibility Calculator

Banks decide your home loan amount from the EMI you can afford. They typically allow total EMIs of 40%–55% of net monthly income, after subtracting EMIs you already pay. This calculator works backwards from that limit to the loan amount.

How this calculator works

Affordable EMI = (net monthly income × FOIR %) − existing EMIs. Loan = EMI × ((1 + r)^n − 1) ÷ (r × (1 + r)^n).

Frequently asked questions

What is FOIR?

FOIR is the fixed obligation to income ratio — the share of your income that lenders allow to go towards all EMIs together. Most lenders use 40%–55% depending on income level and profile.

Does the calculator guarantee approval?

No. It estimates the amount based on income. The bank also checks credit score, job stability, property valuation, legal clearance and existing liabilities.
